Air Conditioner Maintenance

HVAC preventative maintenance might be the most important action for property owners to undertake to ensure that a building’s heating and cooling systems operate at optimal levels and for the longest duration possible. Preventative maintenance is looking, touching, cleaning, testing, and confirming that an HVAC system is operating properly. It's also used to identify potential issues for the future and allowing them to be addressed on a convenient timeline.

Having your HVAC system go down during a holiday, having company, a scheduled rental reservation, or even just out of the blue can be very frustrating, inconvenient, and even result in a loss of revenue! However, by being proactive and having preventative maintenance performed, on the highly recommended twice a year schedule, can help to eliminate and reduce surprise repairs needed. It can also save you money! Many major repairs can be prevented if preventative maintenance is performed. Hint: That’s why in the HVAC industry the phrase “preventative maintenance” became known industry wide.

The U.S. Energy Information Administration estimates that 76 million U.S. homes use central air-conditioning equipment. Regularly scheduled preventative maintenance is key to avoiding the unexpected breakdown of an HVAC system at a later date. Similar to maintaining a car with regular oil changes and tire rotations to ensure it runs well, HVAC preventative maintenance mitigates the chance of failure on a heating and cooling system, especially when it is needed most.

Preventative maintenance

Top 5 Reasons For Preventative Maintenance

    • Dust, dirt and debris can collect on HVAC machines and circulate through a building, wreaking havoc on indoor air quality.

    • According to the U.S. Environmental Protection Administration, Americans spend approximately 90% of their time indoors, where the concentration of some pollutants is two to even five times higher than outdoors.

    • This concentration doesn’t even include the carcinogenic VOCS found in our homes!

    • Indoor air quality is of great importance to your health and the health of your family.

    • Our family, here at Quincy’s, believes the importance is so great that there is a whole page dedicated to indoor air quality and we showcase some available HVAC accessories specifically dedicated to make your home healthier for you to live in.

    • This year, and likely the years ahead, HVAC preventative maintenance has gained importance as we contend with extremes in temperature — highs and lows — on a more regular basis.

    • Weather extremes can be a life safety hazard when a system fails on extreme temperature days, so property owners should be proactive.

    • A property owner should not put off maintenance until it's 100 degrees outside and air conditioning units begin to fail.

    • Checking an HVAC unit before the heat of the summer will identify any issues before they occur.

    • When tenants are happy, they are comfortable and typically move less frequently — all positives for building owners.

    • A typical HVAC contractor carries a backlog of several days up to 2-weeks of work during the busy season, which can significantly delay response time for emergencies and can damage customer satisfaction for occupied properties with residents.

    • With preventative maintenance, system checks can be scheduled, and residents can be notified in advance.

    • The alternative, waiting until a system fails, usually causes discomfort and disruption.

    • Leaving an HVAC system to function until failure means it might stop working at the most inopportune of times, such as after business hours, in the middle of the night, in the middle of the cold Florida panhandle winters, or during the hot, hot summers of Florida.

    • Often, completing a few minor repairs or checks will ensure that tenants, who may have a small baby or live with an elderly parent, will not be left without heat during the coldest days in the Florida Panhandle or cool air during the hot, humid, and hard to breath summer Florida days.

    • According to the U.S. Energy Department, roughly 100 million tons of carbon dioxide are released each year by air conditioners.

    • An energy-efficient HVAC system will have a less negative impact on the environment.

    • Preventative Maintenance is taking proactive actions to be sure your HVAC system is energy-efficient.

    • Ensuring energy efficiency can also provide lower electricity bills.

    • Performing preventative maintenance can provide lower electricity bills.

    • If an HVAC system has dirty coils clogged with lint, dust, and/or pet hair, its capacity could be reduced anywhere from 20% to 40%.

    • If the air is not flowing optimally through a system, it will work harder and be less efficient and cost more.

    • This will decrease the life of your entire HVAC system!

    • This can also be a very expensive repair that could have been completely avoided with our preventative maintenance plan.

    • When a building owner knows the costs of maintaining the HVAC system properly, it can be planned for in the annual budget.

There are, of course,

some simple steps

How To Take Care Of Your HVAC System

There are, of course, some simple steps property owners and operators can take to maintain a healthy HVAC ecosystem:

    • Change the filter monthly to improve both system performance and energy efficiency by helping allow the system to perform at its peak ability.

    • Check and clean indoor and outdoor equipment to remove dirt and other debris, especially in beach units.

    • Check and replace thermostat batteries if its not a directly wired thermostat.

    • Quincy’s can replace your thermostat with a smart programmable thermostat, which can optimize temperature, humidity, and unit performance.

    • Newer thermostats can even be set from another location and remotely monitored.

    • Please note, we do not recommend that you try to install a new thermostat yourself. There is a little more involved than just wire nutting a few wires correctly; which that in itself can have different color wires than the thermostat box instructions know of. We have had unfortunate customers damage their systems by following the owner supplied thermostat instructions!

    • Make sure there are no leaks in or around the unit, which could contribute to decreased unit efficiency and ultimately malfunction.

    • Inspect and clean water drains to ensure no obstruction is preventing your unit from optimum performance.

    • Inspect and know when to call a HVAC Service Company instead of possibly injuring yourself, your equipment and even your home!

    • Quincy’s has a dynamic team of experienced technicians and personnel to help you!

…can take to maintain

a healthy

HVAC ecosystem

The secret… is the knowledge that an HVAC system is an investment in our comfort, overall savings, and our health.

If the owner of a system invests a small amount of the time and resources regularly, savings can be achieved in the long run through increased energy efficiency, resident satisfaction and improved air quality. Often, property owners look at HVAC preventative maintenance as an upfront expense that can be set aside if needed. But in reality, preventative maintenance is the path to extending the life of the equipment. Pay now or pay later, but paying a little bit now will get a building owner many more years of usefulness out of the equipment.

In reality, preventative maintenance is the path to extending the life of the HVAC equipment.
